This inspection & report covers the building exterior, interior, subfloor & internal roof space. The inspection is carried out as per the Australian Standards A.S.4349.1. This enables the purchaser to evaluate defects that can impact on budget, livability & more importantly safety.
This inspection & report covers the same areas as the pre purchase inspection & is also carried out as per A.S.4349.1. This enables the seller to pin point works that could be carried out to ensure a fast & uncomplicated sale. Also potential Buyers, Lending Authorities & Solicitors will have confidence knowing that the property has been inspected prior to sale.
Strata Building Inspection
This inspection lists common property defects including the general condition of the property. From this point a budget can be established to cover future maintenance expenses.
We can recommend & organise a Licenced Pest Inspection company if needed. Or if you prefer to use a Licenced Pest Inspector you already know & trust, they are most welcome to carry out their inspection at the same time as us, or at a different time. The Australian Standards state that the Pest Report is classified as a “Special Purpose Report”. Therefore a specialised report as per AS 4349.3 separate to the building report must be produced. With this in mind, two separate inspectors should be used. Building inspection processes & Pest Inspection processes are very different. Also two seperate specialists are more likely to ensure all faults are detected.
Special Purpose Inspection
If you have a building defect on your property & need to get it fixed, a special purpose inspection can be carried out. From this point we can recommend what Professional services are required to make good the defect. In addition to this we can also provide a report describing the work that may be entailed to rectify the defect.
This inspection consists of a report with photographs documenting a building or property prior to any building works commencing on an adjoining building or property. The first inspection documents any existing cracking or damage before any work commences. When the building works are complete a final inspection is then carried out. If there are any changes these are then documented so relevant remedial works can be carried out.
Final Completion Inspection
This inspection is for new building works. It covers New Homes, Alterations, Additions & Renovations. The inspection will list any items that should be attended to including any defects that may be present.
Boundary Survey Inspection
This Inspection & report is carried out by a Professional Surveyor. The report will show if there are any unusual situations with buildings, fences etc encroaching any boundaries.
